He arrived right on time for the scheduled appointment, and was very friendly and efficient. He let me know what he was planning to do before installing the unit, and then explained what he did once he was finished. He included all the instruction and warranty paperwork for the unit in our HVAC folder, which I appreciate. And he was done in under 2 hours! Went for a outage. Thermostat was blank. Did check voltage system is getting correct power. We have a bad thermostat that is outdated. Did replace thermostat. System is up and running before leaving. Thank you for choosing LBA services-Johann
Today I arrived and checked the split system that serves the breakroom. The system has no refrigerant in it and the disconnect was in the off position when I arrived. I contacted Mr. Anderson and was given approval to measure, check breakers, and other items needed to present an estimate for replacement. Due to the age and condition of the furnace I did include it in the measurements. The thermostat is functioning and will not need to be replaced. There was a concern about a mildewed smell and when Joey described it he agreed that it did smell like dirty socks which is a known issue and will be mitigated with a new evaporator coil and proper airflow. Multiple leaks were found. Unit #11 (children’s clothes) has holes in both the condenser and the evaporator. This unit had the compressors disabled to protect the equipment. Unit #10 (vintage/adult clothes) has a hole in the evaporator. I took pictures and video of the leak discoveries. Information was gathered for repair options. In addition to the above I also picked up on some refrigerant leaking from the shrader valves. Completed ac inspection. All components tested to manufacture specifications. No recommendations at this time
Dispatched for annual AC tuneup. At arrival system is operating. During the tuneup, I checked compressor, fan and capacitor. Also, during the inspection we checked pressures, static pressure, and temperature split. All components of the AC are all operating with manufacturer specs. For this job, I was performing a tuneup on five different mini splits. All mini split heading good temperature differential of 23° or higher. Electrical components were all operating well within manufactured specification and refrigerant levels and safety switches were all operating and well within recommended specs. We will come back to address some issues with the upstairs air purifier and possibly using the upstairs furnace to make the house more efficient.
6-18-25 Spoke with Ryan on site He want me to take a look at the walk-in cooler and also the walk-in freezer equipment. Both system seems to be working. Just need some general cleaning. The walk-in freezer evaporator coil does have some ice built up on the sides. This unit has hot as bypass for defrost. There was no ice buildup on the coil on evaporator. But in general both units need to be hosed out, cleaned out for the summer season. They also have some trailer cooler systems that are having problem with head pressure control. Company has worked on these and they bypassed the high pressure safeties these units are from China They are mounted too close to the wall 6 to 8 inches there needs to be more space behind them. This is just my opinion. I need to get the manual on these and find out what the actual install these do come with the container box. Also, Ryan was asking about an area in the warehouse back area that he would like to get heating and cooling back there. I’ll get
