Service Crew is Great, Others Need Some Improvement

My experience with the service crew has always been great. The sales team left a bad impression, which has steered me away from using LBA for future updates to my house. The service crew, and Tyler in particular, did a great job to try and repair the company reputation with a customer. My appointment got moved by the office twice before today. Once for weather, and once because they were slammed with calls. I understand that situations occur, but both calls occurred the day of the appointment within the arrival window, after I already cleared my schedule to accommodate it. I’d prefer a call in advance or to just honor the appointment time. Sorry if the star rating system reflects poorly on Tyler. It really shouldn’t. He was excellent.

Drain clearing Arrived. Customer explained that her standpipe had been overflowing and wouldn’t drain. Upon inspection the standpipe is holding water. Attempted to run backpack auger through standpipe but wasn’t able to clear blockage. Unhook trap below and attempted to run line at a lower height but couldn’t make it past the trap. Unhooked standpipe and attempted to run line that way but couldn’t make it past the trap. Wrote estimates for stand pipe replacement as well as estimate for PRV

Came out here for an AC inspection. Upon arrival tested static static was passing. I ran to see if I can count CFM camps were short. I took a look at the rest of the components on the unit. Everything was looking find besides the contact I didn’t have a bit of a burnt on it. I checked pressures precious world bit lol so I kind of stressed to the customer that she might have a week she did leave me now she’s like to get a pound of refrigerant for free since he is a maintenance member and then have us come back on Friday to get that all checked out to see if it has been leaking.

4/26/24 Sent out today to Bob and Craig’s in regards to their annual membership plumbing inspection. Upon arrival I was greeted by Craig who I went over the purpose of today’s visit with and answered any immediate questions they had to help set expectations. Craig opted to have the water heater drained on todays visit. Upon arrival came out here for an AC check, tested static static was passing, but CFM counts were failing. I took a look at the rest of the unit and got some amp draws. Everything was looking perfectly fine. Take a look at the blower wheel itself. It was pretty clean. I hook up my gauges and took a look at the charge for the outside unit. The charge was within range of what it needed to be. The only thing that I was needing was an extensive coil clean. I did let the customer know and she wanted me to just called by and let him know about that. See if you wanted to get anything done.

Arrived at property and was greeted by homeowner, he explained that we had done an install last year and he is unhappy with what’s going on with that install. Customers floor drain that we have replaced is backing up every time he does laundry. Customer sump pit has also been backing up and overflowing due to a large amount of debris, making it into the pit. We explain to the customer that we are going to get him taken care of. We are going to get in contact with the customer on Tuesday to go over when we can get an installer scheduled to go out to replace the floor drain and make sure it has proper fall. As well as replace the sump pump with a grinder pump and rerunning new discharge line and 2 inch PVC. How many will also clean off the walls from where we got them dirty on the previous install and will cap off the abandon kitchen line.

Upon arrival I began the AC tune up on the main floor system which is located in the basement. The temperature split was good at 18 degrees. The static pressure was at .7 out of a max of .8. The filter was a 3M filter and those are very restrictive. I replaced filters in both systems. The static pressure test is now passing for the main unit. The outdoor AC is from 2001 and it’s on its last leg. The compressor is amping high at 11amps. I don’t think it will make it through this summer. Everything else checked out. Secondly, I started the tune up on the system in the attic. The temp split was at 19 degree which is good. The static pressure upstairs is failing badly currently. I had field supervisor Scott out to work on the static pressure solution and to get them a quote for a new AC to the main floor unit. The refrigerant pressures on the upstairs unit were a little low but I believe this was due to the house being down to 62 degree and not having any type of heat load on the system. I

Arrived to perform previously diagnosed repairs. Removed the old condenser fan and condenser cover. Took the condenser fan assembly to the van to replace the motor out of the rain. Rinsed coil clean while trainee removed the old motor from the cover for the condenser. Once coil was cleaned mounted the new motor on the condenser cover and mounted the fan blades. Ran the wiring harness into the electrical cabinet of the condenser and bundled the excess wire to keep the electrical cabinet clean. Tested system operations to ensure proper operation. Air conditioning system is functioning properly at this time.
